In addition, our report will follow all new foreclosures and will track sale dates and redemption.  We live within many of these communities so we do know them well and that gives us an edge over others.  We have seen foreclosures left neglected by others - that will never be a problem for us.  We never take on something that we cannot handle and strongly believes using agents that live within any given community gives us an edge over the others.  This allows us to check on the property more frequently and working even harder to have them sell faster.
 
We will assist you in tracking all foreclosures and monitoring accounts that have cured or paid off prior to completion of foreclosure process.

Complete Property Security.

Vacant properties are secured immediately and monitored throughout the foreclosure process to help prevent vandalism.
 
We change locks and place warning signs in visible street windows with contact numbers posted for immediate contact.  We monitor the property on a regular basis. We get in touch we the neighbors to help us monitor these properties and notify us of any suspicious activities.
 
We will assist the sheriff and attorney when evictions are necessary.
We find reliable and qualified maintenance staff.
 We contract yard maintenance, trash-out, lock-change, rehab, etc.

Timely Information Reporting - We provide detailed monthly inspections and status reports. Our monthly reports include such information as the condition of the property, number of showings, a summary of offers to date, and Agents’ recommendations.

Representation of Your Interests - We provide active assistance and representation at all title company closings. Once the property has closed, we provide you a complete, detailed "Sold" file for your records.
